What will tax take from your sale?

Enter your cost base, sale price, holding period, and taxable income. The calculator applies the 12-month CGT discount and estimates tax at your marginal rate including the Medicare levy.

Timing matters
Crossing the 12-month line halves the taxable amount for individuals and trusts (companies and foreign residents get no discount). And because the gain is taxed at your marginal rate, selling in a low-income year — parental leave, a sabbatical, the first retirement year — can cut the bill again.

Individual taxpayer estimate only — main residence, small-business concessions, and carried-forward losses can change the result.

Capital loss handling explained

CGT is income tax, not a separate tax

A capital gain is added to your taxable income and taxed at whatever marginal rate it lands on. That is why the same gain costs a $45k earner far less than a $180k earner — and why timing a sale into a lower-income year is one of the few levers that materially changes the bill.

The 12-month discount is the big lever

Hold an asset at least 12 months and an individual taxpayer only declares half the gain. Selling at 11 months on a $140,000 gain versus waiting a month can cost over $20,000 in extra tax — the largest single date-sensitivity in personal tax.

Losses carry forward indefinitely

A capital loss cannot reduce salary income, but it offsets capital gains in the same year or any future year. If you are carrying losses, the taxable-gain figure the calculator shows is your starting point before losses apply.

Frequently asked questions

Does the 50% discount apply to shares and ETFs too?
Yes — for assets held 12 months or more by an individual or trust. Companies do not get the discount, and foreign residents have had limited access since 2020.
Is my home subject to CGT?
Your main residence is generally exempt. Investment properties, shares, crypto, and managed funds are the common CGT assets.
When is the CGT event?
At contract date for most assets — for property, the contract signing date, not settlement. Selling just before 30 June lands the tax bill a year earlier than a July sale.
